This is a ground-up 132,000 SF, three-story storage facility with over 800 climate-controlled units and 80 RV and boat parking spots. The facade features a stucco finish with a split-face CMU accent band. The storefront windows are a curtain wall application, totaling over 5,000 SF of impact-rated glass. The HVAC system was designed with an economical and efficient approach, employing minimal ductwork and utilizing vertical supply and return runs to acclimate the entire space.

The building provides a secure and safe storage experience, featuring an 8’ tall perimeter fence and an integrated access control and security system. Units range from 5x5 to 10x25 and include roll-up doors and security mesh. The hallway system is a corrugated metal panel equipped with corner guards and kick plates throughout. Two elevators and covered offloading areas allow tenants to easily offload and store their belongings throughout the three-story buildings.

The lighting package includes zone sensors, minimizing utility costs. The two LED backlit building signs offer great visibility from the nearby shopping center and the interstate.
